1. Agreement to Terms

By entering and using the facilities at [Miss Bee Haven Ranch LLC] (referred to as "The Miss Bee Haven Ranch"), you agree to be bound by these Terms and Conditions. These apply to all guests, riders, campers, visitors, and participants using any part of the Ranch, including the ATV/motocross tracks, mini farm, pool, RV and camping areas, glamping sites, and other amenities.

2. General Rules

All guests must check in at the main office or designated check-in point upon arrival.
Guests under 18 must be accompanied by a parent or legal guardian.
No illegal substances or firearms are permitted on the premises.
Any violation of rules may result in immediate removal from the Ranch without refund.

3. ATV and Motocross Track Usage

All riders must sign a Liability Waiver and attend a mandatory safety briefing.
DOT-approved helmets and appropriate safety gear are required at all times while riding.
Riding hours: [9:00 am] – [6:00 pm]. Night riding is prohibited unless approved for special events.
No double riding unless the vehicle is specifically designed for two people.
Absolutely no riding under the influence of drugs or alcohol.

4. Pool Use Policy

The pool is for swimming at your own risk. No lifeguard on duty.
Children under 18 must be accompanied by an adult.
No diving, running, or rough play in or around the pool area.
No glass containers in the pool zone.
Pool hours: [9:00 am – 10:00 pm].

5. Mini Farm Guidelines

Children must be supervised at all times while interacting with animals.
Do not feed the animals unless supervised and provided food by the Miss Bee Haven Ranch staff.
No chasing, harassing, or attempting to ride animals.
Wash hands after animal contact. Hand sanitizer stations are provided.

6. Camping, RV, and Glamping Policies

Check-in: [3:00 pm] | Check-out: [11:00 am].
Quiet hours: 10 PM – 7 AM. Excessive noise or disorderly conduct may lead to eviction.
Fires are allowed only in designated fire rings or pits. Do not leave fires unattended.
Pets must be on a leash and cleaned up after. Aggressive animals are not permitted.
Dump waste only at designated dumping stations. Do not discharge wastewater onto the ground.

7. Booking and Cancellations

Full payment or deposit is required to confirm bookings.
Cancellation policies:
- 14+ days prior: Full refund
- 7–13 days prior: 50% refund
- Less than 7 days or no-show: No refund
Early departures are non-refundable.

8. Assumption of Risk and Release of Liability

All Ranch activities — including off-road vehicle operation, swimming, and animal interaction — carry inherent risks. By entering Miss Bee Haven Ranch, you:

Acknowledge and accept all risks, including personal injury or property damage.
Waive and release [Emily Del Aguila], its employees, and affiliates from all liability.
Agree to indemnify the Ranch for any claims arising from your use of the facilities.

A signed waiver is required for all riders and anyone participating in high-risk activities.

9. Damage and Behavior Policy

You are financially responsible for any damage caused by yourself, your group, or your pets to Ranch property or equipment.
Vandalism, theft, or any unlawful behavior will be reported to local authorities.

10. Photography and Media

By visiting the Ranch, you grant permission for photos and videos taken during your stay to be used in promotional material by the Ranch, unless otherwise requested in writing.

11. Weather and Closures

The Ranch remains open during most weather conditions; however, for safety, we may close tracks or other areas temporarily.
Weather-related closures do not warrant refunds unless access to all accommodations is canceled by the Ranch.

12. Modifications

[Miss Bee Haven Ranch LLC] reserves the right to revise these Terms and Conditions at any time. The most current version will be available at the Ranch office and on our website.

13. Governing Law

These Terms and Conditions shall be governed and interpreted under the laws of the State of [Texas], and any legal action must be brought in a court of competent jurisdiction in [Bee/Texas].
